One of the biggest causes of VA loan delays is missing documentation. When you come to your lender fully prepared, you can shave 1–2 weeks off your timeline. What It Means
VA loan documentation falls into four categories: (1) eligibility documents proving your service, (2) income documents proving you can repay the loan, (3) asset documents, and (4) property documents once you are under contract. Having categories 1–3 ready before you start house hunting puts you ahead of most buyers.
Requirements
Eligibility Documents:
- DD-214 (Certificate of Release or Discharge from Active Duty) for veterans
- Active duty: Statement of Service signed by your commanding officer
- National Guard/Reserves: NGB Form 22 + activation orders if applicable (see our National Guard VA loan guide)
- Certificate of Eligibility (COE) — your lender can usually pull this electronically
Income Documents:
- Last 2 years of W-2s or 1099s
- Last 2 years of federal tax returns (all schedules)
- Last 30 days of pay stubs
- VA disability award letter (if receiving VA disability income)
- Social Security award letter (if applicable)
- 2 years of business returns if self-employed
Asset Documents:
- Last 2 months of bank statements (all pages, all accounts)
- Investment/retirement account statements if using for reserves
- Gift letter if receiving gift funds
Other:
- Government-issued photo ID (driver's license or passport)
- Social Security number
- Current mortgage statement (if refinancing)
Examples
Fast close: A veteran submits all documents with his initial application on Monday. The lender has everything needed for pre-approval by Wednesday and issues the letter that afternoon. He goes under contract Friday.
Delayed close: A veteran submits documents but forgets 2019 tax returns. The lender requests them during underwriting on Day 12. The veteran takes 4 days to locate them. Close is pushed back 4 days and the seller almost walks.
Tips
- Scan and save all documents in a folder on your computer before applying. Lenders often need re-submission of updated items during the process.
- If you cannot find your DD-214, order a replacement at archives.gov — allow 2–4 weeks for processing.
- Bank statements must include ALL pages, even blank ones. A missing page 3 of 4 will cause a condition.

Frequently Asked Questions
Q: Can I apply without my DD-214?
A: Your lender may be able to pull your COE electronically through VA systems, which can sometimes be done without the DD-214. However, having it ready is strongly recommended.
Q: Do I need a credit report document?
A: No — your lender pulls the credit report themselves. You do not need to provide it.
Q: What if my income has gaps or is irregular?
