Separating from the military is a major life transition — and one of the most valuable assets you carry out is your VA home loan entitlement. For most veterans, the benefit is available immediately upon discharge. The type of discharge you received plays a critical role. What It Means
VA loan eligibility after discharge is determined by two factors: your length of qualifying service and your discharge characterization. An honorable discharge is the clearest path to eligibility. Other discharge types require review. Your DD-214 (Certificate of Release or Discharge from Active Duty) is the primary document used to establish eligibility. Requirements
Minimum service for eligibility (honorable discharge):
- 90 continuous days on active duty during wartime
- 181 continuous days during peacetime
- 2 years if you enlisted after September 7, 1980 (or entered active duty after October 16, 1981)
Discharge types and eligibility:
- Honorable: Fully eligible
- General (Under Honorable Conditions): Eligible in most cases
- Other Than Honorable (OTH): Case-by-case VA review required
- Bad Conduct Discharge (BCD): Usually ineligible unless upgraded
- Dishonorable: Not eligible
- Service-connected disability discharge: Eligible regardless of time served
Examples
Recently separated: A Marine separates after 4 years with an honorable discharge. He applies for a VA loan within 60 days of discharge. His DD-214 establishes eligibility, his COE is pulled electronically, and he closes on a home before starting his new civilian job.
OTH review: A veteran received an OTH discharge for a non-violent offense. He requests a character of discharge review from the VA. After review, the VA determines the underlying conduct was not disqualifying — eligibility granted.

- Order multiple certified copies of your DD-214 — you will need it for the VA loan, VA benefits, and many civilian opportunities
- If your discharge was less than honorable but for circumstances you believe are reviewable, request a Character of Discharge Determination from the VA Regional Loan Center

A: Immediately upon meeting service requirements — there is no waiting period after an honorable discharge. You can close on a home the day after discharge if you are financially ready.
Q: I lost my DD-214 — how do I get a replacement?
A: Request a replacement at archives.gov (Standard Form 180). Allow 2–4 weeks. For urgent needs, the VA may be able to assist your lender through electronic records.
Q: Does my discharge type affect my interest rate?
